Real Estate & Immigration Law

I´m aware of the difficulties foreign clients might face in a country that is not their own, and my main aim is to facilitate any matter in Spain, and provide a full and personalized service from the beginning.

EU nationals

EU citizens staying in Spain for more than three months should register in our country as EU citizens and get the commonly known as Green Card.

Spouse or co-living partner, children and other family dependants can also get the Spanish Residence Card as Family Members of an EU citizen if they want to settle in Spain.

non-EU nationals

Some of the most attractive options for non-EU nationals are the Golden Visa, the Non-Lucrative Visa and the recently launched Digital Nomad Visa.

But there are other alternatives such as Working Permits, different options for students, and the «Arraigo Procedures» for those who want to regularize their stay.

Purchase Process

I accompany clients throughout the whole process until the property is registered in your name, including taxes, supplies and community of owners.

My main aim is to make the process easy, comfortable and understandable for you. The NIE number and the opening of a Spanish bank account are also included in my service.

I love what I do, and I do it with passion

NEW DIGITAL NOMAD VISA

Enjoy working in Spain with an advantageous taxation

Self-employed Freelancers working for at least one company outside Spain, and Remote Workers for a non-Spanish company that has been operational for more than one year, can enjoy all its benefits:

  • Fast process, granted in a max. period of 20 days.
  • Special tax regime, with a flat and reduced tax rate.
  • It allows to travel freely in the Schengen Countries.
  • Family members can be included in the same application.
  • Granted for 3 years if applied for in Spain (1 year from the country of origin). Sucessive renewals up to 5 years, and permanent residence afterwards.
  • Self employed freelancers can also work for Spanish companies if the work for the Spanish company does not exceed the 20% of the total activity.

SPANISH GOLDEN VISA

Avoid the Tax Residency and get high returns of your property

The Golden Visa is an authorization to live and work in Spain granted to non-European citizens owners of properties for an amount of 500.000 € or more. The investment can refer to one or more properties, either as an individual or through a company (or both), and any kind of real estate asset can qualify.

You can include your close family members in the same application, and as it does not obligue to live in our country, one of the main advantages is that it allows to avoid the Tax Residency in Spain, provided that the investor does not stay in Spain more than 183 days per natural year.

It is a fast process, granted in no more than 20 days if applied for in Spain, and has an initial duration of two years (one year if applied for in your country of residency), and sucessive renewals of five years.

You can use the property without restriction, and you can lease the property or properties when you are not in Spain and obtain high returns from the leases.

BUYING A PROPERTY IN SPAIN

I assist my clients throughout the whole purchase process until the property is registered in the Land Registry and all the post sale dealings are finalized.

My service also includes the issuing of the NIE number and the opening of the Spanish bank ccount, as well as any other dealing that might be necessary for the acquisition (setting up a new company, registration of the property for holiday rentals, …).

My main aim is to make the process confortable and understandable for you, adapting to your needs and assisting in all the other related aspects of the transaction, such as the calculation of all the taxes and expenses on top of the price, so you can know in advace the total amount necessary for the acquisition.

Do you know the difference between…

What is the TIE?

The TIE is the Foreigner´s Identity Card. It is a physical plastic card issued when the authorization to live or work is approved. Therefore, it is only granted by virtue of a previous Residency and/or Working Permit. The card shows the picture of the holder, the identification data, the NIE number and the kind of residence permit granted.

The TIE is only in force for the period the authorization to live is granted, and expires when the period is finished (whilst the NIE always remains the same, as it is only an identification number that does not expire or change).

What is the NIE?

The NIE is the Non-resident Identification Number in Spain. This number is personal, non-transferable and does not expire, and it is necessary when carrying out some administrative or tax matters in our country. Therefore, it is the administrative identification as foreigner in Spain, and does not allow to live or work here.

The NIE is required for some actions such as opening a Spanish bank account, buying a property, contracting utilities,… but, as said, it does not involve an authorization to live or to work in Spain (although Residency or Working Permits do always show the foreigner´s NIE number).
